Central Oklahoma’s housing market is moving toward better balance. Buyers have more homes to consider, while sellers still have active buyers—but price, presentation and negotiation now carry more weight.

The short version: this is a strategy market.

July brought 3,629 new listings into the MLSOK market and ended with 8,939 homes available. Available inventory was up approximately 26.1% from the prior year. That is the number shaping nearly every conversation right now: buyers have choices again, and sellers are competing for attention.

At the same time, 2,363 properties closed during July and the median sales price held at $270,000. The market is not frozen, and this is not a dramatic price collapse. Homes are still selling. The difference is that buyers can compare options and sellers have less room for wishful pricing.

Jenn’s take: This is not the runaway market of 2021, and it is not a crash. It is a market that rewards preparation, realistic pricing and strong representation.

What the July numbers mean for buyers

A 4.2-month supply of inventory gives many buyers more breathing room than they had during the most competitive years. Depending on the neighborhood, price range and condition of the home, buyers may have time to compare properties, ask thoughtful questions and negotiate terms.

  • More selection: You may not need to choose between the only two homes available in your price range.
  • More negotiating room: Some sellers may consider closing-cost assistance, repairs or other favorable terms.
  • Less pressure—but not no pressure: Well-priced, move-in-ready homes can still attract quick interest.
  • Better decisions: More inventory makes it easier to compare value instead of reacting from fear.

The opportunity for buyers is not simply “offer less.” It is using the added inventory to identify the right home, understand the seller’s position and structure an offer that protects both your money and your goals.

What the July numbers mean for sellers

Sellers still have buyers. July recorded more than two thousand completed transactions, and properties received an average of 98.1% of their original list price. But with more homes competing for attention and an average of 48 days on market, the first impression matters more.

  • Price for today’s competition: Buyers compare your home with every active alternative, not with what a neighbor hoped to receive six months ago.
  • Presentation must earn the click: Photography, condition, staging and clear property details influence whether buyers ever schedule a showing.
  • Access matters: A difficult showing process can send a buyer directly to the next property.
  • Respond strategically: The best offer is not always the highest number; financing, repairs, timing and certainty all matter.

Not every Oklahoma market behaves the same

These figures cover the MLSOK Central Oklahoma market, all property types. A starter home in Yukon, a rural property near Shawnee, an investment property in Lawton and a luxury home in Edmond may each move differently. Price range, property type, condition and exact location can change the story considerably.

That is why broad market numbers are useful for direction—but a neighborhood-level analysis is what should drive an actual buying or selling decision.

Buyers have more choices. Sellers still have buyers. Neither side should confuse a more balanced market with an easy transaction.

For buyers, the advantage is the ability to make a better-informed decision and negotiate from facts. For sellers, the advantage belongs to the homes that are priced correctly, presented professionally and represented aggressively from day one.
