THE ROCKSTAR HOMEOWNERSHIP GUIDE
A home to love. A future to build.
Thinking about homeownership in OKC? Explore the potential to build equity, the costs to plan for, and what makes the timing right for you.
Homeowners vs. renters: what the wealth gap tells us.
A home can be part of a long-term wealth-building plan. The Federal Reserve’s 2022 Survey of Consumer Finances reported substantially higher median net worth among homeowners than among renters and other nonowners.
Net worth means everything a family owns, minus what it owes. These figures include savings, investments, and other assets as well as housing.
For an aspiring homeowner, the useful question is personal: could buying a home fit your budget, your plans, and the time you expect to stay?
Median net worth in 2022 dollars
Source: Federal Reserve, 2022 Survey of Consumer Finances. Report published October 2023, printed page 14. National figures; not specific to OKC.
These are medians for different groups, not a prediction of what buying will earn you. Age, income, and existing wealth also differ between owners and renters, so the comparison alone does not show how much of the gap homeownership caused.

Build ownership with each principal payment.
Paying down mortgage principal reduces what you owe. If the home’s value holds steady, that increases your equity—the home’s value minus the mortgage debt. Equity can also rise or fall as property values change. The interest, taxes, and insurance portions of a payment do not pay down your loan. See the CFPB’s mortgage-payment explanation.
Give your future some breathing room.
A workable buying plan includes the down payment, closing costs, full monthly payment, maintenance, and a reserve for repairs. Consider how long you expect to stay and the costs of buying and eventually selling. Renting can still be a practical choice while you prepare. Use the CFPB’s homebuying budget guide.
My role is to help you turn “someday” into a clear next step. We’ll sort your wants from your needs, explore OKC and nearby communities, and work with your lender to understand the numbers before you commit.
Let’s put your homeownership goals on the map.

The house matters. So does the life around it.
What does it cost to live in Oklahoma City?
Start with housing, then add insurance, property taxes, utilities, any HOA dues, and transportation. Compare the full monthly picture for the homes on your list. The Chamber’s cost-of-living resources are a useful starting point.
North or south? City or suburb? What about my commute?
Start with where you need to be—Downtown, Tinker, a hospital, the airport, or another workplace. Test the exact route at your normal travel time, then compare nearby housing options. A mailing address alone does not tell the whole story.
How do I research schools and neighborhood conditions?
Verify the school district and assigned campus for the exact address. Review official school reports, current local data, and the places you’ll use every day; visit at different times before choosing.
What should I ask about weather and storm readiness?
JENN’S HOME-SEARCH NOTE
The roof gets plenty of attention, but don’t overlook windows and exterior doors—including the garage door. Ask your inspector about their condition, frames, seals, and hardware, and whether a qualified contractor should assess any wind-resistance concerns. Those details belong in the conversation alongside the roof, drainage, insurance coverage, and your severe-weather plan.
Ask about any storm shelter and have its condition reviewed as part of your due diligence. FEMA’s severe-wind home guide ↗
Can I explore OKC while I’m here to house-hunt?
Absolutely. Build a visit around two or three areas, drive your likely commute, and leave time for groceries, coffee, and a local outing. The goal: try a little of the everyday life you’re considering.

Oklahoma City Zoo & Botanical Garden
I love our zoo. This is one of my favorite places in OKC, and it deserves a real spot on your itinerary. Give yourself time to explore—it’s the kind of outing you can build a day around.
